Rate Lock/Application Fee Disclosure
Dear mortgage loan customer/client, to help us to provide aggressive rate. We ask you pay $350 application fee before we lock the rate for you. The application fee is 100% refundable. If your loan can not be approved with the term/condition we offer to you, we will refund 100% of the application fee to you. We put the application fee as a pre-paid closing cost or refund to you after the loan is closed and funded. The real closing cost is shown on the good faith estimate we send to you. Please send us all original signed application form (form 1003), good faith estimate, truth in lending and all disclosures, as well as all support documents in 3 days. If there is no another arrangement with us, the lock may be canceled if we do not receive your package in 3 days and the application fee is not refundable. Ask us to send you a Fedex or Lone Star Over Night shipping label for your shipping the application package.
It is recommended to send us a full application to get an pre-approval before lock a rate. You can start with filling the form online , or down load a form, fill and fax to us at (512) 918-3094. There are no obligations and no charge, or only credit report fee is required, for the pre-approval.
The application fee is not refundable if the applicant (s) requests to cancel the loan, or any fraud/misrepresentation found in application and support documents after rate is locked. The fee is not refundable if any borrower's credit, income, asset or the subject property condition changes that affects the borrower's qualification during the processing of the loan application. The application fee is not refundable if the loan can not be approved due to appraisal value lower than expected, property title problem, property condition do not satisfy the lender requirements. The application fee is not refundable if the applicant (s) does not response for extra document request, such as extra bank statement the lender requiring, in a reasonable time that cause the loan application be not approved by the lender.
