If your application is for a pre-approval only, do not send any support document. There are no fees and no obligation for the pre-approval. Just fill the form 1003.
If you have filed (or will file) application online, our loan officer will contact you and email you all documents for you to sign and list of support documents we need.
Here is a general guideline of documentations for a mortgage loan application. We try to give a full list. There are many documents may not apply to you or you may need one or two more documents based on lender's underwriting requirement.

Send us a copy of all documents applicable for you listed below. You can fax or mail them to us. You may not have all of them as listed. Only prepare what you have and those apply to you. Contact us if you have any question. If you can not find some documents you should have, contact us and we may find alternative documents that can be used.
Start Oct. 2003, the new law requires us to check all applicant ID's and birth date. Please provide us a copy of your driver license or other ID with picture and birth date.
Employment and Income (contact us for documents needed if you apply a loan with stated income or no doc loan)
(1). Last two month paycheck stubs
(2). Last two year W-2s. No need if you use tax return (IRS form 1040) to support your income.
(3). Last two year Tax return with all schedules. Not required if you us W-2's to support your income.
(4). Child support. Last 3 month receipt & proof of continued receipt. Only if you use Child support income to qualify your loan application.
(5). Social Security/Pension/Disability income. Last 3 month receipt & proof of continued receipt. Only when you use them to support the application.
Real Estate Property
(6). Property for sale. Listing or agreement of sales/Binder/contract.
(7). Property recently sold. HUD-1/Settlement and Warranty deed.
(8). Rental property. Leases for all your rental property with mortgages.
(9). Property being refinanced. Survey.
(10). Property being refinanced. Current Mortgage Statement.
(11). Property being refinanced. Copy of deed of trust.
(12). Hazard Insurance Declaration Page.
Credit, provide document below only when you do not have enough good credit.
(13). Letter of Explanation if you need for any credit record.
(14). Alternative Credit. 3 of them. Utility/cable/phone company letters can be used.
(15). Cancelled rent checks. 12 month.
(16). Apartment complex contract information.
Assets
(17). 3 month Bank Statement. Explain any big deposit other than normal salary income.
(18). Stock/Mutual Fund/Investment Account. Most recent statement and evidence of ownership
(19). Gift letter & Copy of check/money order.
(20). Grant/Payment assistance information
Other
(21). Bankruptcy Papers.
(22). Divorce Decree.
(23). Resident Alien Card. (Front and Back)
(24). H-1B/485 VISA/approval letter
Other information may be required based on lender requirement and your special situation.
All Internet downloaded document (pay-stub and bank statement) must be in original and we can not accept by fax. All others can be faxed.
If you do not have copy facility you can send us original copy of above documents. If you need the original docs send back to you, please let us know. We will send back all original to you after the loan process finished.
